Muscat’s pristine natural beach and traditional fishing villages have inspired this master plan design.
The design captures local architecture and heritage to be translated into a contemporary development, that has been able to attract tourism to the natural virgin coast line of Oman.

Located on a narrow strip of 16 kilometre of coastal land just outside of Muscat, The Wave is a Resort and Residential development that features 3 hotels, a 300 berths marina, commercial and retail space, as well as villas, towns homes and apartments surrounded by unspoiled coast, lakes and waterways thoughtfully integrated with the landscape.
30 hectares have been added in a sensitive and innovative exercise that integrates land and water, resulting in high value waterfront real state opportunities.
The Wave is built around courtyards with extensive landscaping, and offering easy access to the beach and marina.
The architecture concept is a balanced combination of traditional Middle Eastern style and old Omani charm and sustainable modern design becoming very attractive to investors and truly distinct from the rest of the Arabian Peninsula.
The wave has been developed in different phases, in a conscious and sustainable way for both the environment and our client and investors.
It has been growing over time in a natural process evolving as any other local village assuring the feeling that it belongs to Muscat community and creating a real sense of place.
The Wave has become the landmark of Muscat, attracting not only locals, that surprisingly became the first owners, but also international tourism and investors enhancing the real estate sector and setting the development as the new standard in luxury and sustainable developments.
